Abstract [sv]

Syfte: Syftet med studien är att undersöka hur automatiserade värderingsmodeller

(AVM) används i fastighetsmäklarorganisationer, samt hur denna användning relaterar

till mäklarens professionella roll och handlingsutrymme.

Metod: Studien har genomförts med en kvalitativ ansats i form av intervjuer. Totalt

intervjuades sju aktiva franchisetagare.

Resultat och slutsats: Resultatet visar att automatiserade värderingsmodeller (AVM)

används som ett stöd i fastighetsmäklarorganisationers värderingsarbete, samtidigt som

mäklarens erfarenhet och professionella omdöme fortsatt har en central roll. Studien

visar även att användningen av AVM varierar beroende på marknad, datatillgång och

organisatoriska förutsättningar.

Examensarbetets bidrag: Studien bidrar med en ökad förståelse för hur

automatiserade värderingsmodeller används i fastighetsmäklarorganisationer och vilken

betydelse dessa modeller har i mäklarens dagliga arbete. Studien visar även hur

användningen av AVM kan skilja sig beroende på marknad och organisatoriska

förutsättningar.

Förslag till vidare forskning: Vidare forskning skulle kunna undersöka hur utvecklade

AI-baserade AVM-system kan påverka fastighetsmäklarens professionella roll och

värderingsprocessen i framtiden. Det skulle även vara intressant att studera skillnader

mellan större och mindre marknader mer djupgående, då studiens resultat visar att

användningen av AVM varierar beroende på geografiska förutsättningar.

Abstract [en]

Purpose: The purpose of this study is to examine how automated valuation models

(AVMs) are used in real estate brokerage organizations, and how this use relates to the

real estate agent’s professional role and discretion.

Method: The study was conducted using a qualitative approach through interviews. In

total, seven active franchisees were interviewed.

Results and conclusion: The results show that automated valuation models (AVMs)

are used as a support tool in the valuation work of real estate brokerage organizations,

while the agent’s experience and professional judgment still play a central role. The

study also shows that the use of AVMs varies depending on market conditions, data

availability, and organizational circumstances.

Contribution of the thesis: The study contributes to an increased understanding of

how automated valuation models are used within real estate brokerage organizations

and the significance these models have in the daily work of real estate agents. The study

alsodemonstrates how the use of AVMs may differ depending on market conditions and

organizational circumstances.

Suggestions for future research: Further research could examine how more advanced

AI-based AVM systems may affect the professional role of real estate agents and the

valuation process in the future. It would also be interesting to study the differences

between larger and smaller markets in greater depth, as the results of this study

indicate that the use of AVMs varies depending on geographical conditions.
