Pantbrev används som säkerhet vid lån kopplade till fastigheter och hanteras idag

genom centraliserade register. Eftersom uppdateringar och verifiering sker via en

enskild instans kan detta begränsa spårbarhet och effektivitet. Studien undersöker

därför följande forskningsfråga: Hur kan ett digitalt pantregister baserat på

blockkedjeteknik implementeras och uppfylls grundläggande principer för

informationssäkerhet och tillförlitlighet?

Studien genomfördes som en Design Science-undersökning, där syftet var att skapa

och utvärdera en artefakt i form av ett blockkedjebaserat pantregister baserat på

blockkedjeramverket Hyperledger Besu. Metoden inleddes med en litteraturstudie

och en översiktlig undersökning av hur blockkedjeteknik kan tillämpas inom digital

hantering av pantbrev. Därefter följde design och utveckling av en prototyp med

vald konsensusalgoritm, följt av demonstration och utvärdering av prototypens

funktionalitet genom scenariobaserade tester. Datainsamlingen omfattade praktisk

empiri från implementationens tester och systemloggar, medan analysen fokuserade

på prototypens förmåga att upprätthålla konfidentialitet, riktighet, tillgänglighet och

teknisk tillförlitlighet genom kryptografiska mekanismer.

Den utvecklade prototypen visade att ett digitalt pantregister baserat på

blockkedjeteknik är tekniskt genomförbart. Genom användning av smarta kontrakt

kunde artefakten hantera registrering, överföring och verifiering av pantbrev i ett

behörighetsstyrt Besu-nätverk. Implementationen utgör en förenklad prototyp och

är inte avsedd för användning i produktionsmiljö, dock indikerade resultaten att

blockkedjebaserade arkitekturer kan vara relevanta för vidare utveckling av digitala

pantregister.

Abstract [en]

Mortgages (pantbrev) are used as collateral for loans secured by real estate and are

currently managed through centralized registry systems. Since updates and

verification are handled by a single authority, this may limit traceability and

efficiency. Therefore, this study addresses the following research question: how can

a blockchain-based digital mortgage deed registry be implemented, and to what

extent can fundamental principles of information security and reliability be fulfilled?

The study was conducted as a Design Science Research approach, aiming to design

and evaluate an artifact in the form of a blockchain-based mortgage deed registry

built on the blockchain framework Hyperledger Besu. The methodology began with

a literature review and an exploratory investigation of how blockchain technology

can be applied to the digital management of mortgage deeds. This was followed by

the design and implementation of a prototype using a Proof-of-Authority consensus

mechanism, as well as evaluation through scenario-based testing of system

functionality. Data collection was based on the practical implementations test

execution, and system logs, while the analysis focused on the prototype’s ability to

handle confidentiality, integrity, availability, and technical reliability through

cryptographic mechanisms.

The developed prototype demonstrated that a digital mortgage deed registry based

on blockchain technology is technically feasible. Through the use of smart contracts,

the artifact was able to manage registration, transfer, and verification of mortgage

deeds within a permissioned Besu network. The implementation represents a

simplified prototype and is not intended for production use. However, the results

indicate that blockchain-based architectures may be relevant for further

development of digital mortgage registries and multi-party registry systems.
